We are principals who purchase retail properties and limited mixed use properties.
We have a reputation for finishing all deals we start.

Net Property Group, LLC is currently seeking retail opportunities to purchase. Our purchase criteria is:
AREAS OF INTEREST All of New Jersey, Pennsylvania, Connecticut, lower New York State.  Other markets are considered on a case-by-case basis.
SIZE Vacant or leased freestanding retail buildings, buildings to convert or recycle and shopping centers from 50,000 square feet to 500,000 square feet (existing or new development). All properties must have a retail component.  Local, downtown, State highways or regional trade areas are the most desirable.
PRICE RANGE $1,000,000 to $100,000,000.
FINANCING We have the ability to close quickly with cash and no mortgage contingency.
HOW TO SUBMIT SITES Call us with the size of the building, income, approximate idea of selling price and the market rents and we can tell you immediately if the property is of interest.  Submittal of a complete information package and full detail can follow. 
COMMISSION We are principal buyers – you should strive to obtain your commission from the Seller.  However, we would not be opposed to paying you a fee or contributing to same in order to be considered the most qualified, fair and motivated buyer. 
REFERENCES From lenders, sellers, investors, tenants and municipalities are available upon request.
EXISTING PORTFOLIO We own 54+ retail properties and shopping centers throughout New Jersey. We are currently developing several mixed use projects even though the overwhelming focus is on retail.
OTHER
  1. We prefer to purchase vacant buildings or convert industrial buildings to retail use (zoning permitting).  We are not necessarily a "fixed cap rate" purchaser.  We prefer run down or miss-managed properties that require substantial cash infusions.  Centers with expiring leases are also desirable.

  2. We are very aggressive and will pay top dollar for good real estate.

  3. We welcome properties with environmental problems of any kind.

  4. We will purchase partial interests in existing partnerships.

  5. We have an in-house team to expedite due diligence and closing. We are not in any way acting as brokers or co-brokers and operate in complete confidentially with brokers and sellers.
